		<description>Let me start by saying that we (myself, my brother and my father) currently own 37 single family rental properties.

The best way to overcome the issue you are talking about is to buy rundown properties for below market value and fix them up yourself.   This takes cash and usually a lot of it.  It&#039;s not uncommon for us to spend 10-15K(and in some cases much more) refurbishing a property after we buy it (new siding, roof, carpeting, appliances, etc).

The second problem you will run into is actually finding the properties to buy.  We spend hours just driving around and looking for investment properties.  We have also developed relationships with local real estate agents and property managers so that we get a phone call when something interesting comes on the market.

The third problem is that it is extremely difficult to make any money owning just one or 2 properties.  

If you only have one then if it goes empty for 3 or 4 months you have a cash flow problem.  If you have 10 that is not so much of an issue as you can leverage the money from the other units.

Your fourth problem is going to be time.  Remember that everytime a pipe breaks or a sewer overflows, you get a phone call from the renter.  If you know how to fix it (and can afford to take the day off work) great. If you don&#039;t, thats your entire month&#039;s rent shot on the plumber.

If you are interested in this business for the long term and want to grow, it&#039;s a great business and it&#039;s still very viable to get into.

The great things (from a landlord&#039;s point of view) about these people are:
1. They are all legal
2. They have come to work and therefore earn money to pay rent
3. They don&#039;t have anywhere to live
4. They don&#039;t mind sharing with each other

Now these people aren&#039;t typically going to be earning megabucks, so trying to rent them a city centre pad with views of the river might not be the best way to go about it.  Pick a large house in an urban area and fill it with as many bedrooms as you can - think student accomodation.

Another thing to bear in mind is that property is cheaper Oop T&#039;north.  You can buy a reasonably large house in South Leeds for under £90k, for example.  Over a 20 year mortgage at 5% your monthly payments would be approx £750.00
Get four people in there at a very resonable £200.00 a month each plus bills and you&#039;re £50.00 a month up and they&#039;re paying your mortgage for you at the same time.   

Rental prices are dictated by property prices.  There might be a bit of a lag before they catch up, but they will rise as housing prices do.  The facts are that the UK population is rising faster than the number of houses being built. I base this impression on the fact that you know so much about this person&#039;s finances, that you may have some involvement.  If you know enough about this, you may find yourself liable for some of the underpayment of business taxes.

This person is probably stashing cash somewhere and laundering money in addition to his tax fraud.  If you have knowledge of this as his employee, this is another potential problem for you.

Many a CEO has blamed his underlings for criminal actions initiated by the CEO, and claimed no knowledge.

His biggest mistake.... not trying to get an attorney and getting it down to very little money and paying it off. Then being able to start fresh and doing things right from here on out. They are now going back over the last 7 years of his returns and finding out how much he really owes... plus that;&#039;s 7 years from the date he was found to be fradulent. They can also continue to follow him for the next few years building their case from the past and the present. He&#039;ll be in deep....

		<description>Although I do feel for your situation I feel that the answer to this question is far more complicated than a simple answer can solve.
I do hate the corporate greed that is at hand, I am against the UAW having that much power in labor (although I am pro-union) and effecting the cost of american automobiles. I think there comes a point where we have to say enough is enough on salaries and hourly compensations. 
At the same time there are alot of people who depend on the big 3 who do not directly work for them that will suffer as a result of their going under.
To answer that question I would have to have a committee that has all the facts on who will be affected should they go under and who indeed will suffer from their demise.
It is easy to want revenge on someone who has wronged you but do you really want the mechanics in the field who are not making those salaries or the parts house employees or the car washer at the dealerships or the many others that depend on these 3 to loose their automobiles, homes etc should these 3 go under?

Try to figure out what a comparable house in the Indianapolis area would go for on a standard lot.  Pick a house in decent condition.  I might used Greencastle or Danville area.  Then try to add to that what you feel the extra 9 or more acres is worth.  Then discount from that total what the repair and upgrades for things like A/C are going to cost ($30k-$40k ???).

Also, consider that the housing market is not real great right now.  And not a lot of people want to live that far out in the country.  It&#039;s just too far to drive to work!

It doesn&#039;t really hurt that much to low-ball in this market.  The worst they can do is say no and it will likely result in a counteroffer that will give you a better idea of their rock bottom price.

Everyone says to get another realtor.  I don&#039;t know that I necessarily agree with that.  Realtors can represent both sides in Indiana, it is legal.  Yes, he will not give you much help on an offer price, but if you can figure that out yourself, then no big deal.  Your offer may be more indicative of what you can afford rather than what the house is worth anyway!  And trust me, any realtor is going to have a hard time appraising that property.   

A realtor can charge the seller anything he wants.  If he knows that he will not be having to split a commission with your realtor, he can charge the seller less overall for the services, even if he is representing you also (because he keeps both sides).  This means the owner keeps more of the sale proceeds and therefore might be willing to take a lower price for the home.&lt;br&gt;&lt;b&gt;References : &lt;/b&gt;&lt;br&gt;</description>

I would also feel ripped off.  The part that holds the Headlight is normally called a &quot;Cradle&quot; and is not part of the fairing in any way.  By stating Headlight and Assembly, the seller has commited to selling this part.

The Cradle does double as a Mirror and Fairing mount on many motorcycles though.

If you purchased a full fairing from a motorcycle shop, you would not get the cradle with it.

		<description>I think Barrett Jackson&#039;s gone downhill in recent years. This year was horrible with the constant begging to bid more. The auctioneer would say going once twice, third and final call, and... suddenly a guy on stage would grab the mike and say &quot;let me just add&quot;. When that didn&#039;t work, &quot;folks you&#039;re missing a great opportunity here&quot;, then &quot; this car is worth much more&quot;. They have been doing this a lot in recent years, but this year it was like every car. Especially the Mustang Shelby owned. &quot;You&#039;re only paying $500,000 for a car worth a million&quot;.  Who says it&#039;s worth a million?  It&#039;s worth what someone is willing to pay, and I didn&#039;t see anyone willing to pay anywhere close to 1 million. They spent like 6 minutes begging with this car, compared to the what 30 seconds all the other cars get on the block.
That being said, I though Shelby&#039;s personal Mustang would go for more than what it did ($625,000 ?) considering his Cobra went for 5 million last year. Also, the Presidential Limo ($250,000) I thought was a decent deal. There was a major steal today (Sunday). a 1970 GTO went for like $35,000, even with their begging!&lt;br&gt;&lt;b&gt;References : &lt;/b&gt;&lt;br&gt;</description>

I looked on here for vehicles 03-06 with under 100,000 miles and within 75 miles of my area. I have seen the best deals from this website. And just because they advertise one price doesn&#039;t mean you cant get it for less. 

make sure to compare the asking prices with the prices on kbb.com (kelly blue book) or nada.com

I bought a 2006 Ford Taurus with 99,000 miles on it for 50% of it&#039;s retail price from a buy here pay here. I had to drive 70 miles to see it, and test drive it. But it was well worth it. It was a $8,000 car. I love it! I have 102,000 miles on it now.
